Most dwelling demolition projects do not require consent; an exception is a partial demolition project. Please note that all dwellings built prior to 2001 require an Asbestos Demolition Report followed by Asbestos Removal (if Asbestos is present) prior to commencement of the Demolition Scope.

Before the demolition of all structures, the services including mains power need to be severed back from the structure. This involves contacting your power provider and requesting your electricity is isolated at the boundary, or as far away from the structure being demolished as possible. Central Demolition recommends this process be undertaken as soon as possible to avoid delays. Please note that if you wish to retain your ICP number your power provider should be made aware of this.

Also:

- Air conditioning units need to be de-gassed or capped.
- If your building is serviced by Mains Gas this needs to be isolated at the property boundary.
- Water is used as dust suppression. Central Demolition recommends this is left as is prior to demolition.
- Sewerage pipe will be tracked back and capped by Central Demolition at the time of demolition.
- If a septic tank is present the pump and tank removal can also be managed by the Central Demolition team.
- Prior to the excavation on your site, it is essential to check where all concealed buried pipes and cables are located. This can be checked online for free, such as the BeforeUdig website.

Prior to any project specific Health & Safety documentation is to be drafted such as a Site Specific Safety Plan (SSSP) &/or Asbestos Removal Control Plan (ARCP). Prior to commencing any project Central Demolition teams undertake a pre-start H&S check of all machinery, discuss, read, and sign onto the required documentation produced by the Project Manager, such as: the SSSP, Task Analysis (TA), Job Safety Analysis (JSA) or a Safe Work Method Statement (SWMS). All Central Demolition staff and subcontractors working with our team sign on to the specific H&S document that relates to the scope the team are to undertake.

Central Demolition understand that Asbestos Removal & Demolition projects are often high-risk activities. Health & Safety best practice is a crucial aspect to get right to keep our team and the broader community safe.

All Central Demolition staff are trained and certified in the specific task they are to undertake on your project. Such training includes the following courses and certification: Sitesafe, Constructsafe, First Aid, Working at Heights, Working from Mobile Elevated Work Platforms (MEWPs or EWPs), Confined Space training, asbestos removal, asbestos supervision, wheels, tracks & rollers (WTR). Central Demolition also provides in-house training such as concrete cutting best practice and mechanical demolition training.

Central Demolition Asbestos Removal Staff are regularly monitored. Lung Function tests & mask fit testing is a requirement that is closely managed by Central Demolition’s Health & Safety Manager.

Central Demolition is also working with government agency Waihunga Ara Rau to develop qualifications relating to the demolition industry. This acknowledges our staff for the skills and the knowledge they have acquired. By applying qualifications to learnt skills is a great way to invest in the careers of our Central Demolition staff and also provides H&S benefits to our team, clients and the wider demolition industry.

Central Demolition is H&S independently audited annually by ‘Equal Assurance.’ We are proud to have retained a SiteWise Gold standard with a very strong result of 100% at our last 2024 audit after an improvement of 97% in 2023.

Central Demolition ensures the safety of the surrounding community by applying controls to mitigate the risks that come with asbestos removal &/or demolition projects these may include but are not limited to the following controls: Neighbour notification of Works (letter drop and in person meeting with neighbours), temporary site fencing, dust suppression,

Traffic Management, isolation of services, paving protection, capping storm water drains, suitable edge protection, lined scaffolding and other asbestos removal controls such as creating an air tight enclosure when undertaking Class A asbestos removal.

H&S is a key focus for Central Demolition and we are extremely proud of being awarded the Health & Safety Best Practice Award at the 2023 NZ Demolition & Asbestos Awards.

We view our work as deconstruction instead of demolition, and practice what we preach. We divert over 80% of waste from landfills and have processed 10,000 tonnes of material to keep valuable resources in use.

Demolition and Asbestos Removal can be a disruptive task for neighbours and those living at the property where work is being undertaken. Regular correspondence with client and neighbours is crucial. Central Demolition focus on regular updates and answering queries from clients and neighbours with the intention of a positive outcome for all. Other controls to minimise disruption to neighbouring properties may include: lined temporary fencing, hoarding, dust suppression, paving protection, spotters present during vehicle movements, closely follow Worksafe regulations and assessing methodology, for example concrete breaking vs concrete cutting to minimise noise pollution.
